Management includes:
Meetings-
- Prepare meeting agenda
- Attend all meetings (monthly & annually)
- Take minutes and transcribe & distribute to board members
- Prepare Newsletter for Co-Owners (monthly)
Financial-
- Collect monthly assessments and any special assessments
- Record assessment, deposit checks, write delinquent letters
- Pay all invoices
- Reconcile bank accounts
- Preprare monthly financial reports for board members
- Prepare yearly budget and allocate monthly accordingly
- Coordinate year-end reporting with audit firm
- Prepare Nonproft Corporation Information Update yearly for State of Michigan
- Prepare IRS 1120-H Tax Return yearly
- Prepare 1099's at year end for contractors
Maintenance-
- Obtian yearly bids from contractors
- Retain Co-owners request for maintenance and discuss with Board
- Obtain contractors for maintenance repairs
- Follow-up with contractors on specific jobs
General-
- Write Co-owners when required
- Send flyers out to Co-owners regarding special items (Association party/picnic, special meetings, etc.)
- Request Certificate of Insurance yearly from Co-owners
- Retain Mortgage Information Book for wach Co-owner required by State of Michigan
